The proposed rehabilitation site is located on the corner of Liberty and Main streets in Over The Rhine. The scope of work includes the former Don's Crankshaft building and lot at 122 East Liberty Street as well as five adjacent buildings: 1601, 1605, 1607 Main Street, 167, 165, 163, 161 E McMicken Ave. 1601 Main Street is a four story red brick building on the corner of East Liberty Street and Main Street. The building has an unfinished full basement, a flat roof, and a 4' parapet and is currently abandoned. 1605 Main street is adjacent to the corner building. It is also a red brick building, and has four floors, a full attic and basement, and a slightly north pitched roof. The structure is currently abandoned. Interest exists in the redevelopment of 1601 and 1605 by Vernon Rader and Mark Bernhardt of Liberty & Main Properties. Interest in redevelopment also exists in the development of the Don's Crankshaft building. 1607 Main, and 167 & 165 E McMicken Ave. are occupied four story residential units. On the street level there is an existing business, Ms. Jackson's Beauty Salon, which has been in operation for 45 years. 163 E. McMicken is a two story structure that houses Garcia's Quik Stop, a convenience store with limited facilities. Above there is a private residence. The back of this structure is in disrepair and in need of severe rehabilitation or reconstruction. 161 E. McMicken is a four story brick masonry structure with a north sloping roof. This structure is quite tall in comparison to its neighbors. The building is currently abandoned. In the rear of these buildings is a vacant lot (a former service entrance to the Don's Crankshaft Building) as well as the lots for demolished structures that are held by the same owners of 1601 1605 Main and the former Don's Crankshaft. This lot, with exposure to East Liberty Street is partially graveled, with concrete pavement. Only small amounts of grass, scrub and weeds are growing on the site. The lot slopes slightly down to the south (towards Liberty Street). | 01 | ||||||||
